Step 4: Find The Right Real Estate Agent

Step 5: Look For Your Perfect Home And Know When To Make An Offer
It is time for you and I to start looking at properties! It might be helpful to take notes and photos on all the homes you visit. You will see a lot of properties! It can be hard to remember everything about them, so you miht want to take notes, pictures and/or videos to help you remember the details of each property.
Make sure to pay attention to all of the small details of each home. For example:
• Check the plumbing by running the showers, sinks and toilets to see how strong the water pressure is and how long it takes to get hot water.
• Test the electrical system by turning switched on and off.
• Open and close the windows and doors to see if they work properly.
It’s also important to evaluate the neighborhood and make notes of items such as:
• Are the other homes on the block well maintained? I.E. Look at exterior Roof and Lansdscaping.
• How much traffic does the street have?
• Is there enough street parking for your family and visitors?
• Is the property conveniently located near schools, shopping centers, restaurants, parks, airport, hospitals, or your job?
Take as much time as you need to find the perfect home. Then together we will negotiate a fair offer based on comparable homes in the same area. Once you and the seller have come to terms, the home will go into Escrow. During this time we will complete the remaining steps in the your home buying process.
Step 6: Get Your Home Inspected
Normally, Contracts are contingent on a property inspection to check for signs of structural damage or items that may need repair. As your agent, we will help you arrange to have an inspection conducted within a few days of the contract being accepted by the seller. This contingency protects you by providing you an opportunity to renegotiate your terms or withdraw your offer without penalty if the inspection reveals significant material damage.
Both you and the seller will receive a copy of the home inspection report. You can then determine if you would like to request that the seller shall repair items on the property prior to closing Escrow on the home. Before the home closes, you will have the opportunity to do a walk-through of the home, which gives you the opportunity to confirm that all agreed-upon repairs have been completed.
Step 7: Get An Appraisal On The Home
Your lender and loan officer will arrange for an appraiser to provide an independent estimate and market value of the home you are purchasing. The appraiser is a member of a third party company. The appraisal will allow you and your lender to know if you are in fact purchasing the home at a fair price.
Step 9: Closing Escrow
At closing, you will sign all necessary documents required to complete your home purchase, including your loan documents and deed. Once recordation is complete, you are ready to move into your new home!
